Rules

This is our rule.


Respect each other, all living things, and all property.


If you need a little more guidance:


  • Check in by calling 402-759-3883.
  • All vehicles must be 4 feet from grass at all times.
  • Quiet between 8 pm and 8 am.
  • Leave no messes. Do no damage.
  • Harm nor disturb anything living.
  • No fires at campsites.  Call to use our communal fire pit.
  • Free standing grills must be on rock. 
  • No mats, carpets, etc.

Please check the lake rules and number 8 and 9 under miscellaneous,  if you have children.


Anyone staying 2 weeks or more must read the rules and sign a contract stating that you agree to abide by them.


PARKING

1.    Site choice is ours.

2.    We may need you to move.  Your choice is to do so or leave.

3.    It is our land.  We can evict you for any reason.

 

RENT

1.    Rent is due as soon as you arrive.  It is due every week on the same day.

2.    All RV rent is figured daily.  $30 per night.  If you buy 5, you get the next 2 free.

3.    If rent is not paid within 48 hours of arrival and arrangements have not been made for payment, we will NOT allow you to use free days for your first month. 

4.    If you are having difficulty making rent, it is your responsibility to come talk to us before your rent is late. 

5.    If your check is returned you must pay your rent in cash, plus a returned check fee of $50.00. 

6.    Rents are subject to change with thirty (30) days’ notice.

7.    Power, Water, Sewer, and Garbage collection are included in your rent. 

8.    All vehicles that remain on Lakeshore property empty or without payment for more than 30 days will be considered abandoned.  They will be removed from Lakeshore at the owner’s expense.

 

UTILITIES

1.    If you need a large propane tank, call Lichti Brothers Oil (402) 627-2235. Your tank must sit on the rock, not on the grass.

2.    Hydrants must be heat taped or you must fill and disconnect.  If there is any freeze damage to the hydrant or the water supply originating at your site, you will be assessed the cost to repair the damages.

3.    If you use excessive amounts of power or water, you will be assessed an additional fee.  Use your propane heat.  We will check meters.  If you try to use space heaters.  You will be evicted.

4.    Garbage is picked up on Thursday.  Place your garbage in the dumpster Thursday morning. 

 

VEHICLES

1.    In long term, park in your own driveway or parallel to the curb.  If any of your vehicles are even one inch on the grass, you will be evicted.  In the RV park vehicles are to be parked single file, 4 feet from grass.   Any one closer will be evicted.   You are responsible for your visitors as well.

2.    You are not allowed to park or store unlicensed or inoperable vehicles in the mobile home park.  This is a state regulation.

3.    Unsafe or impolite driving habits will not be tolerated.

4.    Your vehicle should not be left running or lights left on. 

 

PETS

1.    Your pet must be kept on a leash or in a kennel.  This is a city ordinance.

2.    Keep your pet quiet or leave.  This is a city ordinance. 

3.    Clean up after your pet or you will be asked to leave.

4.    Your pet must not pose a threat to other guests or tenants.  Geneva does have a “dangerous breeds” ordinance.  Be informed about which breeds may be included.  They will take your dog.

5.    You will pay for repairing any damage to Lakeshore property caused by your pet.

 

LAKE

1.    No swimming.

2.    You may fish.  No license is required.

3.    No boats of any kind are allowed.

4.    All children age 16 and under must have an adult, age 21 or over on the lake side of the fence with them.  Parents of teens over 16 are still responsible for supervising them.

5.    Pick up your trash.

6.    No alcohol or smoking on the lake side of the fence.

7.    No picnic tables on the lake side of the fence.

8.    You are not allowed to use our private dock, kayaks, or paddle boat.

9.    The area of the lake and shore directly behind our house is off limits.

10. Lakeshore property ends at the north concrete wall (that bordering the field).  You are trespassing on private land by walking around the lake.

11. We are not responsible for any accidents involving the lake. 

12. The lake is primarily a wildlife area.  Enjoy it.  Do not hassle or harm any wildlife.

13. Do not climb the fence.  Use the gates.

 

STORM SHELTER

1.    There is a storm shelter located on the south side of Elm St. The entrance is on the east end.  If there is bad weather, take your emergency supplies and go there.  DO NOT COME TO THE HOUSE!  We do not have a basement.  Save time and maybe your life, go directly to the shelter.

2.    The shelter is only for emergencies do not go down there for any other reason. 

3.    Do not allow your children to play in or on the shelter.

4.    Do not store anything in the shelter.   

 

FIRES

1.    No fires are allowed on individual sites. 

2.   Free standing grills must be on the rock.

3.   To use Lakeshore's fire pit:

  • Call for permission.
  • Bring your own wood.  The logs around the pit are for sitting, not burning.
  • Do not put anything but wood in the fire pit.
  • The fire pit, table, sitting logs, and swing stay where they are placed.
  • No alcohol in the fire pit area.  Stay clear of the area if you have been drinking.
  • This is a communal area.  Anyone can come sit around the fire.  This does not mean food is communal.
  • Flames should be kept low.
  • Children are to be kept 2 feet back from the bricks.
  • No fireworks in or near the area.
  • No smoking.
  • If you bring a vehicle, it may be on the concrete drive, but not on the grass, not even an inch.
  • Make sure the fire is out before leaving the area.
  • Clean up after yourselves.

 

MISCELLANEOUS

1.    You bear the cost of repairs due to damage caused by you or your negligence.

2.    If you trim any tree, you will be fined and removed from Lakeshore.  We maintain them, but they are natural.  Damage can happen at any time.  By parking here, you take that risk.

3.    You must keep your lot neat and clean.  You are not allowed to store appliances or equipment outside.  You are not allowed to keep piles of building materials, parts, debris, or anything else on your premises.  If this becomes a problem, you and everything on your lot will be cleared at your expense.  This is a state regulation.

4.    The sheds are for Lakeshore use only.

5.    We expect you and your guests to be quiet, especially from 8pm to 8am.

6.    Do not hoard picnic tables.

7.    SOUTH WALNUT AND ELM STREET TENANTS:  State regulations state that you must skirt your RV and run PVC pipe from your RV to the sewer.  Skirting can be any material, except straw bales.  It must be decent looking.  Ask me for a simple, cost effective solution.

8.    Our yard, house, garage, etc. is off limits.

9.    Don't climb on the picnic shelter, the enclosed wooden bench, or the fence.

We cherish living things; plant, animal, wild or tame.  They are not to be bothered, hassled, damaged, or killed.  What you may consider “no big deal,” we consider an offense.
